Overview

Southbridge is a 1,400-acre master-planned community in unincorporated Chatham County, created in 1987 by Hall Development, Inc. as a planned unit development. By 2004 it had grown to more than 1,650 home sites. In 2008 the developer turned control over to the Southbridge Homeowners Association, Inc. (SBHOA), a Georgia non-profit corporation. All Southbridge property owners are automatically members of the SBHOA, which owns and maintains the community’s common areas and enforces its covenants and architectural standards. This is a mandatory membership HOA/POA.

Annual Assessments (Dues) & Payment Schedule

Per SBHOA covenants effective January 1, 2024, annual assessments are $500/year for lots with a dwelling or living unit and $250/year for vacant lots. Invoices are mailed in December and are payable in full by January 31 of the following year (Annual payment schedule). Late fees are assessed monthly beginning February 1 on unpaid balances. Dues should be pro-rated between buyer and seller at closing. The Board may raise dues up to 10% per year without a membership vote.

What’s Included in SBHOA Dues

SBHOA dues fund maintenance of HOA-owned common areas (including recreational areas and many of the lagoons), extra-duty security patrols, payments to contractors and vendors, contributions to the reserve fund, and general community management. SBHOA dues do not include utilities or access to privately owned amenities.

Utilities & Other Expenses Billed Separately

Water/sewer: City of Savannah Utility Services for most of Southbridge; Consolidated Utilities for the Berwick section. Trash: not provided by the HOA or county; residents individually contract a private hauler (the county provides weekly yard-waste and monthly bulky-item pickup directly). Fire protection: SBHOA covenants require a Chatham Emergency Services (CES) subscription, billed separately and annually by CES based on home value.

Private, Non-HOA Amenities

These amenities are privately owned and require a separate membership, not included in SBHOA dues: Southbridge Golf Club, Southbridge Racquet Club (Chatham Racquet Club), and the Grand Lake Club.
