Effingham County is one of the fastest-growing counties in Georgia, sitting just northwest of Savannah along the I-16 and I-95 corridors. New-construction subdivisions in Rincon and Guyton have drawn a wave of buyers looking for larger, newer homes at a lower price point than Chatham County, while still keeping an easy commute into Savannah, Pooler, and the Port. The county has grown more than 40% since 2010, and Springfield, its small county seat, still retains a rural, small-town feel even as the rest of the county builds out.
